Winter is fading, but you don’t want your home’s curb appeal to do the same – especially in the spring, when potential homebuyers are anxious to see what their future outside space could look like.

Here are some lawn and landscaping tips to spruce up your great outdoors – about a month before you list – that won’t break the budget.

Mulch

Spread new, dark mulch (lasts longer) or touch up your mulch already in place to areas in the front of your home. It’s a relatively cheap application.

Power Wash

A quick, easy way to clean and freshen up the brick or vinyl siding of your house is by renting or borrowing a neighbor’s power washer. You can also spray off your driveway, fence, and sidewalk to make these surfaces look like new.

Plant Flowers

Planting flats of colorful annuals in your flower beds is an instant way to add pops of color and brighten up your curb appeal – and one of your best investments to sell your home. This includes livening up any container plants, like large tropicals.

Trim Up & Tidy Up

Trim back trees that are close to the home and overgrown (a cleanliness and safety issue!). Shape and prune wiry shrubs. And tend to your beds of perennials, removing or replacing where need be if a plant or flower has died or doesn’t look healthy. Now is a good time (before you list the home) to also dig up any plants you want to transplant at your new home.

Maintain Any Water Features & Irrigation Systems

Water fountains, ponds, birdbaths, and pools should be visibly clean and crystal clear, sans algae or leaves covering the surface. Also, if you have an irrigation system, make sure there are no issues, like leaks or clogs or other mechanical mishaps. Provide information to your homebuyer about your irrigation system’s schedule – especially if it’s set on automatic controls.

Share Your Landscaping Info

It may be even more impressive to potential homebuyers if you label as many plants as possible, so they know the name and each plant’s needs. You may even consider creating a scrapbook of your landscape’s plant inventory out on the table for open houses. Whether they’re gardeners or not, it could have a powerful impact on buyers.
